Today we are at a beautiful home we have for sale in Wellington. This property hosts many special features; we will highlight where you should spend your money and where you should save it!

A great place to spend your money is:
  • The front door. Your front door is a big part of the curb appeal. Investing in a beautiful front door, plants and fountains can be very smart and will likely bring you a return on your investment.
  • The kitchen and bathroom. From granite to custom cabinetry, you can give off an estate-like feeling. Double ovens and bun warmers are very easy ways to make buyers say “wow.”
  • Pool. If all of your neighbors have pools, you probably want to have one. However, it depends on your area.
  • Whole home generator. It depends on your preference; do like the comfort and peace of mind? Also, the closer we get to a hurricane, the more valuable it is to a buyer.

There also a few guidelines you must be aware of; 83% of kitchen will bring you a return if you are forward–thinking and make choices that buyers will appreciate. In addition, replacing windows will bring 81% of your investment back and save you money in energy costs. Updating your bathroom will bring 78% of your investment back. Finally, an inexpensive update you can do is painting.

Today I want to talk to you about the most common questions I’m receiving right now, “What is my home worth?” The first step that people tend to do is they go to Zillow or an online evaluation site, which is a great starting point. However, if you really want to know what top-dollar is, going to those sites won’t tell you that. Those sites compare your home as being equal to all the other homes in the area and what is you have a special home? You’re going to get cheated. It would be like comparing a giraffe, chimpanzee, a rhinoceros and zebra and saying they were all alike.

What's Going on in the Market in Palm Beach County and Martin County?



Are You Tired of All the Doom and Gloom News?

When you turn on the TV or listen to the radio, you’re most likely greeted by the doom and gloom of the real estate market. Today I’m bringing you the market update for Palm Beach and Martin County so you have the information for yourself.

If you live in Palm Beach County, you are still in a seller’s market with inventory down 22.7%; which is great news. The days on market is down 48.2% or 44 days on market. Even though the market has had changes, it’s completely normal for the market to slowdown in September. Martin County is starting to experience the same great news Palm Beach County has been experiencing for a while. We’re starting to see the days on market diminish 47.3% to only 49 days on market and prices increasing 21.9%. Also, inventory is down 9.3% in Martin County

How can you use this information to win? Historically, inventory starts to fall over the next few months. You may want to consider listing your home soon instead of waiting until January when everyone else decides to put their home on the market. Another piece of information you may not have heard or noticed is that the hedge funds are back after going “M.I.A.” for the last few months. Now they are back and making cash offers on our properties for $350,000 or less, which could account for the 23.5% increase in cash sales in Palm Beach County and 34% in Martin County, making it a great time to consider selling.

When choosing your next real estate agent, there are three important things you must consider. The first thing you must consider is their marketing plan. What are specifically going to do to get your home sold? It’s very important to have a detailed marketing plan that includes social media, video and international marketing from Palm Beach County and Martin County Real Estate.

Secondly, you must look at their team structure. Do they have the top agents in the marketplace that will allow you to get to the closing table? Will they have a marketing division, a closing division and a lender and title partner?

Finally, you need to look at experience. The great thing about the Treu Group is that we have been selling in Palm Beach and Martin Counties since 1989. Welcome back to our video blog! A lot of people have been asking me whether we are still in a sellers market. The answer is yes!

Both Palm Beach and Martin Counties are experiencing increasing average sales prices. In Palm Beach County, inventory is at 4.8 months and the average sales price is almost $400,000! Plus, the average days on market has dropped by 45.6 percent to just 49 days.

June 2013 Market Update



Welcome back to our video blog. We have the news you have been waiting for – the June statistics for Palm Beach County and Martin County!

Let’s take a look at Palm Beach County first. If you remember back in May, we had four months of inventory. This made a very strong sellers’ market. We are no at 3.7 months. The market continues to get better and better if you are a seller. Now is the perfect to put your home on the market and take advantage of this moment! Prices in Palm Beach County are up 37% from 2012!



If you are buyer, you may be disappointed about buying in a sellers’ market. Don’t worry! With a great team, we can still help you get to the closing table.

Now, let’s look at Martin County. Martin County is trailing just a little behind Palm Beach County. Martin’s traditional sales increased by 44% from last year and their median sales price is up by 4.2%!
